Upgrade tooling

As a developer of the Homestead game I would like to update the application to use the latest tools, nuget packages and frameworks.
So that I can support the application and add new features.

Acceptance Criteria:

• The application has the latest versions of nuget packages and .NET frameworks
• The application builds successfully without errors
• All automated tests pass successfully
• The application runs

Use the following incremental migration guides as reference when updating ASP.NET

• Migrate from .Net 6 to 7
• Migrate from .Net 7 to 8
• Migrate from .Net 8 to 9
• Migrate from .Net 9 to 10
